The dream of many renters is to become a homeowner. As you look at the real estate listings in your area of interest, don’t pass up new modern homes. New home builders use materials that make maintenance simpler and less expensive, and some offer incentives like upgraded kitchens or finished basements. As you pursue your home-buying endeavor, consider the following:

New Home Builder

  • Visit the property at different times of the day and night. A house may seem like a perfect fit when you first visit it. However, you may find that a street lamp shines right into the master bedroom or that loud music echoes from a neighbor’s house late into the night. It’s important to get the feel of the neighborhood in the evening hours.
  • Work with a real estate agent. A real estate agent has you best interests in mind and can help you get the upgrades that you want as well as negotiate prices. Be sure to find out whether or not your agent of choice is a member of the National Association of Realtors (NAR). Under the code of the NAR, realtors are obligated to put a home buyer’s interests ahead of their own.
  • Research the neighborhood. Learn if a home comes with homeowners’ association fees and rules that you have to follow. Ask if a home has Internet and cable access available and about the companies that service the area. Check with city hall to learn about the zoning of the property and neighborhood, restrictions and future plans for vacant land. Also think about your commute and current developments. For example, nearby new modern homes that are still under construction can make for noisy mornings.
  • Look for homes that accommodate your current and future needs. A home is more than an investment; it’s a place to live and grow. When you shop for a home, think about your needs at least five years from now. Consider things like storage space, closet sizes, the number of bathrooms, how noise travels throughout the home, garden size, the placement and number of electrical outlets and telephone jacks, the ability to adapt rooms to your needs and the ease of installing components that make a home more accessible, like grab bars in a tub.
  • Professionally inspect new modern homes. “New” isn’t synonymous with “perfect.” Whether you’re interested in purchasing a pre-owned or new property, have an independent home inspector take a look at it before the closing process. Watch out for red flags like a new home builder that has a problem with professional inspections at any stage of the building process or gets upset with the hiring of a professional who isn’t on the contractor’s list of recommended inspectors.
  • Learn about the new-home warranty. All new homes come with warranties that help cover defects related to structural integrity or craftsmanship, but not all warranties are the same. Learn about a builder’s warranty period, the length of the warranty after you move in, limitations and deductibles.
  • Look into the new home builders. Ask your real estate agent about a builder’s reputation in the community. Interview others who live in homes constructed by the same builder to see if there are any common complaints. Check with the Better Business Bureau to learn about any grievances against the contractor.
  • Buying a home is an important long-term decision and investment. Since you can’t move out of a home as easily as you can an apartment, it’s worth taking the time to learn about the different options available, what you can really afford and your needs, both current and future.

When you are single, or even a couple, the criteria for choosing your place of abode is fairly simple. But when you factor two kids into the equation, it starts to become complicated. There are many more parameters to consider and many pitfalls you need to avoid. Mostly, it should be a common sense exercise, but the stress and adrenaline peaks and lows ensure that we usually forgot the basics. If you are in a position where you may be looking at a new family home, please read this article as it may just save you a few headaches.

Talk About This!

You really need to open the communication channels when deciding on such a big life changing event. The first obstacle is the financial issues associated with a house move. If you are not totally comfortable with this decision and hit some problems along the way, your money should be the last of your concerns. If you have thought about this move alone, the sooner you speak to your partner the better. You may be surprised to hear their reaction, and you have to include your children in the discussion also.

Start Looking

This is where the fun begins, but it is also a serious activity. Make a shortlist of areas you consider to be appropriate and also a pricelist. You can use one of the many online estate agents to narrow down your results and they have quite a few options you can utilize. Ask your children which of the houses is their favorite and plan to visit these first.

Your Shortlist

It is best to have about five or six houses for your first days’ viewing. Contact the estate agent and try to leave a whole day free for this event. Look over each house carefully and you should get a nice feeling when you find the best one. Ask your partner and children their thoughts on each viewing and make a note of their response. Have a good look at the garden and the condition of the exterior features. Take some time to look at the neighborhood and ask if you would feel happy and safe in this environment?

Important Factors

If you start to favor a particular house you can make up a short list and see how this place scores on the following:

  • Is it near to a decent school?

  • How far is it from town?

  • Is it close to your places of work?

  • How about local amenities and a bus route?

Other Opinions

If you feel that you have found the perfect home, and you are in agreement with your family, you need to get some professional opinions:

  • The Estate Agent – Ask for an unbiased opinion of the property they have shown you. They should be honest and let you know of any misgivings.

  • The Police – They will be happy to tell you about any potential issues with safety and noise pollution.

If you can tick all of these boxes and feel comfortable about your future home, then you should proceed and look forward to many happy years together!

When you are ready to change that apartment ownership dream into a reality, you will have many details to consider. It is a massive investment and should be treated with a fair amount of caution. Of course you will be excited and also pleased with yourself, but try to keep a level head before you make any commitment. The more legwork you do before you step into the potential market, the easier your task will be. Here we discuss some basic, yet vital, tips that might be of great help to you.

Location Times Three

It has to be the first and most important consideration you think about when choosing your first apartment. You may even be sick of hearing the three ‘L’s’, every time someone discusses buying a property, but they say it because it is true. Here are the factors you should remember:

  • What area do you really wish to live in? This depends on your lifestyle choices.
  • How far are you happy to travel to work every day?
  • If you don’t drive, you need to consider the local transport services.
  • Do you enjoy open spaces or prefer downtown shops and bars?

If you are going to be living alone, you are responsible for being as specific as possible with these choices. You will have no one to blame and it can be quite miserable suffering in silence!

Show Them The Money!

There is little point in speculating where you wish to live and how many rooms you would like, before you know what your scope is. Meet with a mortgage advisor and get an idea of your spending power. Do not try and buy at the upper limit of your lending range, you never know what may happen around the corner. Try and get a fixed term offer, unless the current rate is fairly high. Many people have take a variable deal when the rates were low, only to be kicked in the pocket after they rose big time.

Extra Costs Can Hurt!

You may have been told about your first mortgage payment amount, but does it include all of the costs? The inspection process can be quite expensive and the estate agents aren’t working for charity. Get these drawn up first, because otherwise you may not be able to afford your first month’s utility bills.  You usually have to add between three and five per cent of the apartments value to get your added costs.

After You Move

You should enquire about the monthly bills before you commit to buying your apartment. They may vary from what you are used to spending as a renter. There will be extra insurance and rates to consider, as well as the possibility of management committee charges. Speak to someone who already lives in the block and see if they can help you with a close estimate of the monthly utility expenses. Have an exact figure in your head before going full speed ahead with your purchase. You may also want to have a plan B in case you need extra cash along the way. See if your bank can allow you a free overdraft until the purchase goes through.

Desert Hills Home Tour - 03/14/2008

Buying a large home seems like a good idea at the time, but eventually it dawns on you that maybe a smaller home would be better. Just because we have this crazy notion that anything bigger means better doesn’t mean it’s true. There are some things we do because it sounds right rather than how it makes us feel. You don’t need to do everything everyone else does because you want to fit in. Take a look at these reasons why you could be missing out on a smaller home.

Education Save Money

You will save money

Who can honestly say they don’t care about money? We’re all going through a tough time and paying all our wages towards a mortgage isn’t something anyone enjoys. With what little is left over you give it straight to your energy company. A huge home takes a lot to keep it going and you don’t get away with not keeping it heated. When you live in a small home your mortgage and monthly bills will drop instantly.

Buy nice things

Everyone dreams of buying beautiful furniture for their home. When the place looks good your home is stylish whether big or not. Paying out all that money on electricity and bank interest doesn’t leave you much for buying that fancy bed you’ve always wanted. With a small home you get to kit it out with some amazing things knowing you will easily have the money to pay for them. That means you’re going to start enjoying your home a lot more.

Rain stopped play

Less work to do

Cutting your grass is hard enough and it takes a while to motivate yourself, but when you know you will be there for half the morning it’s heartbreaking. Your smaller home should have a smaller garden and it means less time you have to spend taking care of it. The same also goes for regular housework because you can cut the time you spend polishing and cleaning in half. Think about how much time that will save you over the course of a whole year.

More time with the family

If you already feel you’re not spending enough time with your family then it could be the size of your home that’s causing it. When you’re in one room watching television and your kids are in the living room the only time you meet might be at dinner and that is if you even eat at the same table. You can’t hide from each other when there is not enough room to do so. It means you get to spend more quality time with the kids.

comfort zone

Less stressful

When you have a large home it’s easy to lose stuff and it feels like you’re always searching for something. You also have so much crap lying around because it’s easy for you to hoard it until things are spilling out of the windows. Once you live in a smaller home it means you only buy the stuff you truly need and it becomes much more relaxing because you have fewer things to worry about. Who knew that having less material possessions would be more enjoyable?

IMG_1863

Easier repairs

When you have one of the world’s biggest roofs it takes a lifetime to repair. That means people are walking about on your property for ages. If you want to erect a new garden fence it could take someone much longer to do it if the garden is double the size. A small home means easier repairs, cheaper repairs, and also quicker repairs. The last thing you will need to worry about is something going wrong and messing up your comfortable life.

What do New York, San Francisco, Miami, and Washington, D.C. all have in common? These three cities all have residential real estate values that are much higher than the national median home value and, coincidentally, host NFL teams that have been to the Super Bowl many times.

Consider San Francisco. With a median home price of $751,600, it has some of the highest real estate prices in the country. “The City by the Bay” also hosts one of the NFL’s most dominant teams, the 49ers, that has been to the Super Bowl a whopping five times.

San Francisco’s real estate prices and the 49ers’ ability to make it to the Super Bowl are indicative of a greater trend. The ten NFL teams that have been to the Super Bowl the most have an average median home price of $339,800. This value indicates that homes in these cities are more than 50 percent more expensive than they are in the U.S. as a whole, as the national median home value is $216,700.

The opposite is also true; the ten NFL teams that have been to the Super Bowl the least have an average median home price of $212,450. This means that the worst NFL teams (in terms of Super Bowl appearances) come from cities with real estate prices lower than both the average of the best NFL teams’ cities’ median home prices and the national median home price.

Does this mean that there is a correlation between an NFL team’s ability to make it to the Super Bowl and the home prices in the city they come from? Probably not.

There are three highly significant exceptions to this trend. The Green Bay Packers, Pittsburgh Steelers, and Dallas Cowboys are arguably the NFL’s most renowned teams and have been to the Super Bowl a combined 21 times – eight times apiece for the Steelers and Cowboys and five times for the Cowboys. However, these teams come from cities with relatively low real estate prices; $135,600 for Dallas real estate, $129,800 for Green Bay, and a shockingly low value of $92,500 for Pittsburgh.

This year’s Super Bowl also provides evidence that there is no correlation between Super Bowl appearances and real estate prices. While the existence of this correlation would support the presence of the 49ers at the big game, it would not be able to explain how the Ravens made it there. Baltimore’s real estate prices are relatively low when compared to other large East Coast cities; it has a median home price of $168,400. If real estate prices really did determine what NFL teams make it to the Super Bowl, a team like the Patriots would have played against the 49ers.

If you’ve never owned a home before, there is a lot of information to take in. It really is a huge responsibility but if you are well-prepared, you should have nothing to worry about. To ease your mind a bit, we have put together a list of some of the things we think are most important for new home owners to understand. Knowledge is power!

Do It Yourself Projects

House Cleaning 101

One of the easiest ways to save money after moving in to a new home is to take on projects on your own. Why hire someone to do the work for you when you are just as capable? Sure, it may take you a while longer but at the end of the day, it is going to save you a lot of money and it’s also a great bonding experience for the entire family. Whenever taking on a new project, be sure that you budget yourself. How much can you afford to spend today? Next month? This year? You don’t have to know all of the answers and you definitely don’t have to take on the entire project now. If it takes you years, that is completely fine. Focus on the aspects of your projects that are most important to you first, so you can enjoy your progress.

Smart Shopping

A tricky thing to learn when moving out on your own for the very first time is what to buy and where to shop. While it’s not exactly the easiest thing in the world, with practice, you will get there. Instead of tossing those weekly ads, check them out. Is there anything you need today or could use in the near future? If so, consider purchasing and whenever possible, buy in bulk. Don’t forget to take full advantage of coupons because even a few dollars here and there can add up to a pretty penny by the end of the month.

While you’ve probably heard this one before, you should never shop when you are hungry. The same goes for shopping when you are stressed because it’s much harder to make rational decisions when you just want to get the day over with. If at all possible, plan your shopping trips ahead of time and make a list that you cannot drift from unless absolutely necessary. This will avoid unnecessary purchases.

Decorating Made Simple

Deciding how to decorate ones’ home is pretty tough the first time around. You may have set up a bedroom as a child but taking on an entire home is a whole new story. Never feel like you have to purchase fancy items to make your home look good because there are plenty of ways to get the job done with the things you already have. One simple way to add some color is to bring some ‘green’ into your home in the form of flowers or small trees. This is going to also improve the air quality and background noise in your home.

If you’re not sure what to do with all of your wall space, why not take recent photos of your friends and family members and create a collage out of them? Or, you can even display your favorite blanket, T-Shirt from your last vacation or awards that your children have received. These little personal touches make a house feel like a home; instantly giving you a vibe that is all your own.

Take Care of Your Clothes

Especially if you have never lived on your own before, laundry may have been something you didn’t pay all that much attention to. Now, things are different. You are going to have many bills you didn’t have in the past so it’s time to start focusing on how to make the things you have, last longer. Avoid washing colors with whites if at all possible and bleach your whites to keep them beautiful, longer. Hand washing undergarments and anything else that may get torn or damaged in the washer and dryer is also a great idea.

Lower Your Monthly Bills

304/365:Mother and child.

Monthly bills can be intimidating when you first move out on your own, but if you pay close attention to your daily rituals, you’d be surprised how much money you can save. For one, using cold water versus hot water is a great way to save money. So, reach for those cooler temperatures whenever you can. You may also want to turn your hot water heater down.

While this may sound like a ‘duh’ moment to you, many people simply leave their televisions on much of the time. This electricity, when coupled with other items that are left on adds up over time. Some electronics such as chargers actually use energy even when they aren’t plugged into their device so you might want to unplug those as well.

When you choose where to live, chances are you will spend a lot of time and effort considering the location you want to stay in. Do you need to move with work? Are you planning on staying in your current area so you can stick around with friends and family? Or do you want to try something completely different for a change of pace?

Of course this is an important decision, but it’s far from the only important decision you’ll make in terms of location. Rather than just thinking about the kind of area you want to live you see, you should also be thinking about the precise place you want to live and where exactly you want to situate yourself.

For instance I live in San Diego, California – but there are some very specific requirements for where I want to live around the area because I know from experience what a profound difference this can have on my life. Here I’ll share some examples of how your precise location can make life that much better.

The Town Center

Based on my previous experience there is one requirement I will always have for any future home – and that’s that it be within easy distance of the town or city center. This just makes life a million times better because it means that if I need to get something specific from town I can just walk there. Likewise it means that if I want to do a night out, I can then get back with no need to spend over the odds on an expensive taxi. The gallery421 apartments is a great example of this.

But at the same time I also recognize that it’s important not to live in the complete center of town either, because this way you’ll be subjecting yourself to lots of rowdy people coming out of the local clubs and bars and you’ll find traffic is worse. This is why something like a townhouse is a great option.

Proximity to Friends

Neighbourhood / Sweden

Something I’ve always wanted to do is to live just across the hall from friends as though I was in a TV Sitcom. Unfortunately this is something I’ve never had the fortune to enjoy, but I am lucky enough to live within ten minutes of two close friends which is great if I want to just grab a coffee with someone or if my washing machine breaks down and I need urgent help. Of course living too close to someone you don’t want to spend lots of time with is a mistake, but having a few friends on your doorstep is great.

The Gym

Keeping Fit

I’m in the best shape of my life currently. Why? Because my gym is literally less than a five minute walk away – which means it’s no hassle at all for me to head down here for a workout followed by a spa. Being in better shape will improve your life no end, and living in the right place will help you be in better shape. Simple!

If you’re buying a property then you will be going through a highly expensive and stressful process. Most likely this is the most money you’ll ever spend in a single go, and at the same time you’ll probably find that there are all kinds of different logistical challenges and legal aspects to consider that can bog you down and be quite daunting at first. As such then it’s very important that you find the best possible services to use and that you understand all the different processes you’ll need to go through. To that end, here we will look at the most important services to for when you buy property.

Real Estate Agent

We’ll start with estate agents as they’ll be the first services you’ll want chronologically. Sure it’s possible to find a property on your own without the help of a real estate agent, but doing so can take a lot longer and is more risky. When you estate agents they will be looking out for their reputation so you know they’ll only represent homes that are of a certain quality and that represent a good purchase. At the same time you’ll have the advice and help of the agents themselves meaning you’ll be connected with more properties, and though they might seem frustratingly pushy at times they’ll still be there to answer your questions which is a great boon.

Surveyor

Next you’ll want a surveyor to look over the property and to make sure that it’s suitable for sale. The job of a surveyor is to check that the property isn’t about to collapse, to help you avoid moving somewhere that’s on a fault plane, and to make sure that there are no other problems you may have missed. It’s absolutely crucial that you always do this before making a purchase, as otherwise you can find yourself stuck with a property that will drain your resources and potentially even put you in danger.

Land Surveyor

Surveying in Central Texas

The job of a land surveyor is to help you look at the precise bounds of your property in order to ensure that you’re actually getting the property that you think you are. If you don’t use a land surveyor then you may find out that you don’t end up owning the entire property, that some of your land belongs to the neighbour, or that no one actually knows what it is you can legally lay claim to and this can be a problem later on.

Bank/Mortgage Provider

You will of course also need a bank or some other lender to actually help you fund this move, and here it’s crucial that you shop around to find the best deal to ensure that you aren’t paying over the odds for years to come.

Conveyancer

A conveyancer meanwhile is someone who will handle the actual transaction for you, and their job is to write up the contracts, to oversee you signing them, and to pass them over when you buy a new property. You need them for many reasons, not least so that you can ensure that there are no problems in the contract and to make sure that you are entitled to such things as access easement.

Buying a home can be one of the most stressful times in a person’s life. It takes a lot of hard work to make it go through. You have to spend lots of money and the paperwork is a nuisance. Once it’s bought you need to pack up your entire life and move it into your new home. After a while you eventually settle in and everything goes back to normal, but that’s only if you get it right. Choose the wrong house and the stress gets a lot worse, plus you’re stuck somewhere you don’t want to live.

Not many people go through the whole process of buying a home somewhere and turning it into a lovely new home before they decide it’s not right for them, but it does happen. That’s why you need to think really carefully about what you want right down to the specific details. Sometimes you’ll be shown a few homes and will instantly fall in love with one of them. The last thing you want to do is jump right in with both feet. Make sure you answer all of these questions before signing anything.

Know the location

Even if your new home was going to be the nicest one ever built by a home builder you wouldn’t want to buy it if it happened to be in the roughest neighborhood on the planet. You would have to wear a bulletproof vest to walk to the shops and a helmet to get into your car every morning. Maybe you think that’s a bit extreme, but if your new home is next to a drug den you won’t want to leave the house because of the strange people walking about at all times of the night.

Can it be made bigger?

One day you might wake up and realize your home isn’t big enough. Perhaps you have more children and need an extra room, or you might just fancy having a spare room to use as a gym. It’s going to be very hard if the house can’t be made bigger. Check the attic, basement, and garage to see if those could eventually be turned into rooms and check around the perimeter of the house to see if an extension could be build onto the side.

Insect infestations

You should find out whether it has an insect problem before you decide to buy. Should you need to get an exterminator it could end up costing you thousands of dollars before you’ve even unpacked. It could also be another problem with an animal that’s a lot bigger than an insect. The easiest way to deal with this is to look for another house which isn’t overrun by horrible eight-legged creatures.

The overall style

You will probably have plans about what your dream home looks like. You could want an en-suite bathroom in the master bedroom, or possibly a dining room that backs onto the kitchen. When you look at houses and some don’t have these features you need to ask yourself whether they are right. Somewhere down the line you might want that bathroom of your own and it won’t be possible unless you move house.

Plumbing and electricity

This is something else that could cost you plenty of money when something goes wrong and it’s the most annoying thing in the world. You really have no idea who done the previous work and you can’t trust it to be fine. It’s a mistake that’s cost others in the past. Get someone in to look over everything and don’t care that it costs you a little money. In the long run it could be money well spent.

We’ve all had the thought at one point or another during our college years. Sitting around your dilapidated (but comfy) rental house with your roommates, someone throws it out there – wouldn’t it be great if we owned this place? We could do whatever we wanted!

But before you drift away into thoughts of backyard pools with slides coming from the roof, or your own, fully-stocked basement bar, you should keep a few things in mind. Sure, there are a lot of solid benefits to owning a home, but making the decision to buy over renting, right out of college, is a choice you should make only after a lot of thought and research. In other words, make sure you know your pros and cons before pulling out your checkbook.

The Pros

Many may counsel you against it, but there are some benefits to starting your home-owning career early. For starters, if you’re looking at the long game, it’s currently a great time to get a low interest rate on a mortgage. The 1-year average mortgage rate recorded in November was listed at 2.57 percent by Freddie Mac, and the average is still trending downward. The economic downturn has played havoc with the economy as a whole, but for first-time home buyers, interest rates are pretty attractive.

If you can find the right property, you might be able to get away with owning for the same cost of renting. If so, building your own equity (instead of your landlord’s) is a pretty smart move. Several calculators out there will help you break down the math.

And just like you realized in your own college pad, being the owner comes with a certain level of freedom. When you’re the owner, there’s no one to stop you from painting the bathroom chartreuse, or from knocking out that extra wall (just make sure it isn’t load bearing first). If you have some extra rooms, you also have the prerogative to rent them out, supplementing your other income.

The Cons

Before you start browsing for your own lair, however, remember Spider-Man’s mantra – With great power comes great responsibility. And unless you’re ready for it, the responsibility that comes with home ownership might not be something you’re ready for straight out of college.

A mortgage is a pretty hefty load to carry. Unless your degree is in a lucrative field with plenty of job openings, most new grads start off in entry-level positions when they enter the job world. Unless you can reliably secure a dependable, healthy income stream, you may not have the cash flow to keep up with a mortgage. Sure, many grads can get their parents to co-sign on a loan, but that can come with the greater cost of straining family relationships. Make sure you have the dough before taking the plunge.

The finances aren’t the only new responsibilities that will come with your first home. All those ‘little’ things you called the landlord to take care of in college? Well, those are your issues to deal with now. From maintenance to snow removal, replacing busted pipes to dealing with pest control, all of those headaches are now yours. And you’ll have to pull out your wallet for nearly every one of these new responsibilities.

Another aspect that you may consider a negative is the decrease in mobility that comes with investing in a house. Settling down might be your idea of heaven – but then again, it might not be, particularly if you have to relocate to find a job with the salary to support a mortgage. Are you happy enough with your neighborhood, city, state (and frankly, your current relationship) to dwell there for a number of years? If so – wonderful. But if the thought of putting down roots straight out of college makes you cringe, you might want to think a little longer before making that commitment.

Buying a house while the ink is still drying on your diploma isn’t necessarily a bad thing. It isn’t necessarily a good thing, either. But it is one of the most important decisions you’ll make in your adult life. If you’re ready to be an adult when you leave college, it might be a smart investment, and save you thousands of dollars later in life. But if you’re not ready to take that step yet, you should consider other options.
